The city centre gives rats and mice almost everything they need to thrive, packed into a small footprint. Understanding why helps explain why CBD rodent control needs a different approach to the suburbs.

A constant food supply: The CBD's hospitality scene is one of the densest in Australia. Restaurants, cafés, food courts, late-night venues and office kitchens generate a steady stream of food waste. Bin rooms, loading docks and shared rubbish areas in commercial towers concentrate that waste into reliable feeding stations. Rats sighted in Sydney food courts and restaurant kitchens have made headlines repeatedly, and those incidents are a symptom of how much food the city centre leaves accessible.

High-density, connected buildings: A single infestation rarely stays in one apartment or one tenancy. High-rise towers and older mixed-use blocks share wall cavities, plumbing risers, service ducts, ceiling voids and lift shafts. A rodent that enters at the loading dock can travel several floors using these internal pathways, which is why rats in one Sydney CBD apartment often signal activity across the whole building.

Ageing and heritage infrastructure: Around The Rocks, the laneways near Wynyard and the older stock between George and Kent Streets, many buildings date back well over a century. Degraded mortar, loose bricks, gaps around old utility penetrations and complex roof lines give rodents countless hidden entry points that newer construction does not have.

Underground access and water: The CBD sits above a network of stormwater drains, basement car parks and underground rail and service tunnels. These give rats sheltered travel routes and a permanent water source, allowing populations to survive even when surface food becomes scarce.

Apartment infestations are rarely contained to one lot. If you are renting or own a unit and see rodent activity, the source may be a shared wall cavity, a service duct, the bin room or a neighbouring tenancy. This is why building-wide treatment, coordinated through the owners corporation or strata manager, is usually the only lasting fix for a CBD apartment block.

Responsibility can also be a source of confusion. In NSW strata, rodent issues affecting common property generally fall to the owners corporation, while problems contained within a single lot can sit with the lot owner or, in a tenancy, be shared between landlord and tenant depending on the cause.
